01
Put the dates together
Your sale and purchase may close on different days. Prepare a cash-flow plan for deposits, moving and any overlap between homes.
02
Review your existing contract
Ask whether the mortgage is portable, whether a new property and loan amount qualify, and whether a sale would trigger a penalty. A portable product still requires lender approval.
03
Discuss a timing gap
Bridge financing may help with a short gap when lender conditions are met. Ask about the evidence of sale, interest, fees and a backup plan if closing is delayed.
